Job Description: POSITION SUMMARY: The Facility Manager will oversee the evening operations of the facilities department on the main campus. This position will also be responsible for responding to emergencies in the three resident halls adjacent to the main campus. Reporting to the Director of Facilities, the Facility Manager is responsible for the overall appearance, cleanliness, maintenance, safety, and upkeep of all college facilities and grounds. The Facilities Manager supervises and coordinates the custodial and maintenance functions and personnel within the Facilities Department. Inspects and determines maintenance and repairs on campus, submitting detailed work orders promptly to correct each deficiency. Develop and maintain departmental procedures and schedules; overseeing skills development for the evening custodial team. Responsible for coordinating and supervising vendors and assisting the Director of Facilities with the management of special projects. ALL APPLICANTS MUST APPLY THROUGH* https://massart.interviewexchange.com/static/clients/576MAM1/index.jsp PRIMARY ESSENTIAL FUNCTIONS: * Manage assigned work orders from issuance through successful completion * Coordinate and assign tasks to maintenance and trades working the evening shift * Perform minor emergency electrical, carpentry, plumbing, and HVAC repairs as needed to prevent any immediate threat to occupants of the building * Manage staffing and resources necessary for event setups * Manage staff regarding all physical plant needs including, but not limited to: * Furniture moving * Custodial & Trades Activity * Event setup * Snow removal * Liaison with vendors and contractors as needed * Communicate daily with the Director of Facilities regarding building concerns and maintenance as well as the ability to communicate and cooperate with the Facilities Deputy Directors * Respond to campus emergencies 24 hours/365 days as necessary * Serves as a key member of the Rapid Response Team (RRT) in the event of emergencies affecting campus operations * Organize and ensure technical and life safety protocols and training with maintenance staff * Assist in maintaining safety and environmental compliance practices * Ensure proper function and operation of all building equipment * Coordinate with other departments regarding projects or work, providing input when applicable * Monitor facilities daily for cleanliness and safety and take appropriate action to resolve any deficiencies. * Undertakes other duties that may be reasonably required by the campus community that are commensurate with the nature of the position STANDARD EXPECTATIONS: Team and Interpersonal Skills: Success in this position requires positive relationships with other team members including support staff and senior staff. Service Orientation: Success in this position requires a service-oriented perspective in which, to the greatest extent possible, students, faculty, staff, and visitors are treated in such a way as to feel valued and well served in their contacts with the facilities team as a professional representative of the college. SUPERVISORY RESPONSIBILITIES: Maintaining the College's standards, mission and values; ensuring all building systems are in working order; providing reports (frequency as determined by Supervisor) regarding team, campus, project and community-related matters. EDUCATIONAL CRITERIA: A minimum of a high school diploma, preferably at a vocational school or bachelor's in Facilities Management or equivalent, and or 3 years of experience as a Facilities Manager will be taken into consideration. EXPERIENCE REQUIREMENTS: * A minimum of five years of supervisory experience, preferably in a higher education environment. * Demonstrates ability to perform a variety of tasks in the building trades and extensive knowledge of custodial activity. * Ability to give clear direction to subordinates * Ability to fully understand and utilize Facility work order systems * Ability to be on-call for emergencies 24/7 * Demonstrates ability to maintain the highest professional standards in work and interactions * Lead by example and model behaviour's that are consistent with MassArt's values. * Knowledge of OSHA, ASHRAE, and ADA standards * Familiarity with vendor contracting practices * Strong organizational skills with an inquisitive mindset * Supervisory background in at least one of the building trades * Supervisory experience managing a unionized workforce * Ability to communicate effectively with team members and other various stakeholders * Proven ability to manage diverse projects and tasks, displaying exceptional leadership, organizational, and communication skills * Familiarity with Google Suite, Adobe, Word, etc. * Experience with building maintenance systems such as Automated Logic, Metasys preferred * Experience with responding to emergencies during weekends, nights, and holidays * Demonstrates commitment working with diverse populations and furthering diversity, equity, and inclusion in the workplace. *Additional Information: Please note MassArt does not provide the following: * Employment-based visa sponsorship or non-student exchange visitor visa sponsorship. * E-Verify. * Reimbursement for travel.
