CHARLESGATE New Development Sales - On-site Sales Director in Boston, Massachusetts
CHARLESGATE is seeking a motivated, resourceful, and proactive real estate salesperson to work on our New Development Sales Team to lead and conduct onsite sales for a new construction condominium project. On-site condominium sales experience required. Are you a successful real estate agent who is looking for new avenues for career growth? This is an amazing opportunity for someone who wants to leverage their existing real estate experience, experience the life cycle of a new construction condominium project, earn substantial income, and work closely with the management team and clients of CHARLESGATE in an exciting, fast-paced, entrepreneurial environment. You will play a key role in executing the success of the sales program and effectively servicing our clients. There also is potential to work on future projects and grow within our New Development Division.
Objectives and Responsibilities:
Work collaboratively with all other CHARLESGATE Associates on the Project to execute the sales goals in an organized and effective manner
Learn and practice the projects specific sales presentation process, key messaging and closing techniques
To maintain a high awareness of the local market and major developments, as well as directly competing development projects
Gain awareness and understanding of the local neighborhood/community services and amenities that might be of interest to customers including schools, dining, shopping, commuting routes, and general resident demographics
Have a thorough understanding of all building amenities, residence floorplans, finishes, and construction details of the project
Maintain open lines of communication with the CHARLESGATE Marketing team internally to provide guidance and input on sales and marketing effectiveness
Record and organize lead follow up, sales activity, and customer tracking data in our CRM software and other databases to ensure accurate reporting
To be the primary point of contact for all lead inquiries and respond expeditiously to all daily leads, including weekends, and consistently follow up as needed
Provide site coverage during set business hours and on-demand showing availability as needed to effectively sell all units
Be the chief “Ambassador” for the project online,, including contributing video, written and visual content, and use social media daily to promote the property. This will include coordinating with our marketing department to effectively manage the project social media pages and promote content on your personal social media.
Engage the co-brokerage community to encourage showings and sales, including but not limited to broker open houses, webinars, office “roadshows”, and the like.
Assist in planning & conducting special sales events and marketing projects as required
Ensure that property, grounds, and model unit(s) or sales gallery are in optimum showing condition at all times.
Process reservation agreements with attention to detail
Ensure P&S agreements and all exhibits are distributed and maintain communication with Buyer/Broker/Attorney to ensure timely signing and execution of P&S agreement
Conduct inspections and walkthroughs as needed for customers through closing
Maintain good relations with new buyers/residents to ensure their satisfaction through closing, lead to a seamless property management turnover, and generate referrals for future business
Play a key role in setting up the projects Sales Gallery
Help lead the weekly client meeting

What You Bring To The Table:
You MUST have a MA real estate license and a successful track record of real estate sales.
A desire to mentor junior sales professionals
Strong interpersonal communication skills and the ability to add value as an individual as well as part of a team
The ability to build and maintain rapport with team members and clients
Adaptability to new processes and the ability to pivot as priorities and business needs change in our growing, fast-paced environment
A positive “can do” attitude with a solutions focused mindset.
Marketing prowess and experience in driving sales through creative means
Strong organizational and analytical skills
