Public Buildings Service Realty Specialist in Boston, Massachusetts
Summary As a Realty Specialist, you will perform a wide range of acquisition and/or federal space management work for complex realty transactions. Location of position: General Services Administration (GSA), Public Buildings Service (PBS), Leasing Branch, in Boston, MA. We are currently filling one vacancy, but additional vacancies may be filled as needed. Responsibilities This position has job functions that must be executed within specific geographic locations. The official duty station is a federal facility, leased space, or an alternative worksite (typically the employee’s home) within the specified geographic area. You will be expected to report to a specific GSA duty location at least one or more days a pay period depending upon the terms of the agency’s telework policy. Review space requests with customers to obtain most effective/economical use of space, including reviewing existing space inventory, the release and reduction of space, and/or discussing solutions to complex and difficult space layout problems. Create space assignment records/documents for all transactions involved in federal space. Administer occupancy agreements, including modifying complex space provisions to reflect changes in ownership, the amount and configuration of space and types of service received, and/or enforce occupancy agreements. Perform a full range of project management duties such as project identification, initiation, planning, execution and/or closeout using established project management principles. Administer required legal and real estate documentation. To qualify, you must have at least one year of specialized experience equivalent to the GS-11 level or higher in the Federal service. Specialized experience is managing real estate transactions for commercial and/or federally-owned office space by researching, interpreting and applying real estate laws, regulations, and practices. This experience must include performing the following: Developing space requirements for new and established customers including preparing and executing occupancy agreements or other types of real estate agreements for managing customer occupancy; Analyzing real estate portfolio and customer space options to make recommendations; Performing real estate project management using project management tools to manage projects from inception to closeout; Conducting cost and financial analyses for real estate transactions and; Monitoring occupancy agreements or other real estate customer agreements for customer billing and financial accuracy.
