The RMR Group Senior Director, Strategic Real Estate Technology in Newton, Massachusetts
The Sr. Director, Strategic Real Estate Technology is a newly established position overseeing strategic technology decisions across RMR’s managed real estate assets. This newly formed team will report directly to the CIO and will have responsibility for setting standards and driving technology innovation throughout our diverse portfolio of Commercial Real Estate (CRE). The candidate must possess a deep understanding of the CRE industry as well as Property Technology (PropTech) market.
Develop roadmap and standards for all property technology including access control, tenant engagement, amenity management and building network infrastructure design and delivery.
Work directly with Development and Construction teams as well as Real Estate Services leaders to ensure all technology solutions for properties are reviewed and approved for implementation.
Develop RFP’s for all major property technology projects and lead the vendor selection in coordination with project stakeholders.
Identify industry trends and make recommendations to Senior Leadership on new technologies that can optimize property level performance.
Conduct market research, deal sourcing and due diligence on potential PropTech investment opportunities for RMR.
Partner with the Sustainability team to ensure technology solutions are leveraged to support ESG goals.
Serve as technical project architect to support our Real Estate Services team including tenant amenities.
Prepare annual property technology budget in coordination with Real Estate Services and Asset Management.
Manage a team of IT employees and consultants delivering technology to achieve business goals, eliminating or mitigating risks, increasing user and tenant satisfaction and delivering new tenant amenity options.
Serve as lead IT representative on cross-functional Property Technology and Innovation working group.
Track all project deliverables, milestones, identify risk-based issues and approval of vendor change orders in the Service Desk ticketing system and/or project management software.
Top level escalation for IT related outages and implementations at our managed properties.
Consult with property management teams on various business needs, working with the business owners in developing the Business Case / Project Charter for major IT initiatives.
Partner with IT security team to vet existing and proposed solutions against RMR’s security requirements.
Occasional participation in the review of new acquisitions to provide the Acquisitions department with an assessment of the current state property technology compared to our standards.
Provide quarterly updates to Shared Services Leadership regarding progress on property technology roadmap and innovation initiatives.
Proactively communicate with all stakeholders regarding project management status and deliverables.
Manage all property IT vendor relationships and contracts.
Manage project scope, costs and schedule to be on-time, within anticipated budget and within accepted scope.
Bachelor's degree in a technology or real estate related discipline preferred.
Knowledge of the Commercial Real Estate industry and PropTech market.
History of identifying and delivering innovative property level solutions within the Commercial Real Estate industry.
Prior involvement driving technology strategy and decisions in ground up development and re-development projects.
Experience with WiredScore, SmartScore or other industry technology standards.
Experience with Distributed Antenna Systems (DAS) or other in building wireless solutions.
Knowledge of building access control systems such as Kastle, S2 and Brivo.
Knowledge of energy management and sustainability solutions such as EnergyWatch and Engine.
Knowledge of property operations platforms such as Building Engines or Angus.
Knowledge of Tenant Experience applications such as HqO, Equiem, Lane, or Rise Buildings.
Ability to travel domestically.
Must be a self-starter with excellent problem-solving skills and excellent written/verbal communication skills.
Excellent interpersonal and organizational skills with the ability to communicate effectively with all levels of the organization.
Ability to handle multiple projects and rapidly changing priorities.
