South Middlesex Opportunity Council Maintenance Supervisor in Worcester, Massachusetts

SUMMARY

Manage all property services and repair operations within the assigned territory on a 24-hour, 7 day a week basis. This includes employee dispatch, supervision, tenant service, quality assurance, as well as, directly interfacing with key SMOC Staff members and tenants.

PRIMARY RESPONSIBILITIES

  • Manage the operational and fiscal activities of the program/department to include: staffing levels, budgets, and financial goals.

  • Recruit, manage, develop and evaluate staff by providing timely mentoring, training and performance management.

  • Competence using ADP E-Time and RealPage Maintenance desktop and mobile apps.

  • Ensure all Housing Issues, repair and rehab series are addressed timely and in a quality manner.

  • Supervise repair and rehab activities and interface with contractors on site. Conduct work inspections to insure quality standards are met by contractors as well as SMOC employees.

  • Provide leadership and direction to the maintenance organization’s dispatch operation center as well as field-based employees.

  • Develop employee initiatives aimed at improving skills and capabilities while sustaining a high level of morale.

  • Interface with local building and code enforcement officials, House Managers and other social service agencies.

  • Coordinate work plans, scope of work, bid specifications and negotiate contracts with appropriate vendors.

  • Meet assigned expense budgets and operational goals.

  • Provide input to capital investments strategies.

  • Provide input to maintenance staffing strategies.

  • Engage all tenants by understanding and addressing their needs whether within or outside the scope of work.

  • Attend & participate in team meetings as requested and communicate effectively with clients and staff in other areas.

  • Maintain confidentiality of client, tenant, employee and agency information in accordance with federal and state laws and funder requirements.

  • Ensure compliance with program/department, agency and/or funder requirements, as well as, SMOC policies & procedures.

  • Other duties as assigned.

KNOWLEDGE AND SKILL REQUIREMENTS

  • High School diploma required.

  • Minimum 2 years prior supervisory/management experience in construction, housing, or property management.

  • Strong decision making and organizational skills

  • Strong verbal communication and customer service skills

  • Must be able to work independently & as part of a team.

  • Ability to manager multiple assignments and interface well with a diverse group of people.

  • Proven computer skills including Word & Excel.

  • Must have a valid driver’s license and meet insurance requirements.

PHYSICAL REQUIREMENTS

ORGANIZATIONAL RELATIONSHIP

  • Directly reports to Regional Facilities Operational Manager

  • Direct reports of this position are Sr. Maintenance Technicians and Maintenance Technicians.

WORKING CONDITIONS

Travel is required. As part of the responsibilities of this position, the Maintenance Supervisor will have direct or incidental contact with clients served by SMOC in various programs funded or administered through the Executive Office of Health and Human Services. A successful background check is required.
